Kicking off your build project

So you're ready to kick off your build. Now what?

Engaging your builder early will be extremely beneficial to the outcome of your project. You get a more accurate read on what it will cost, enjoy a collaborative process with your architect on buildability and have a team working alongside you to ensure all decisions consider your best interest.

Feasibility / budget / cost (QS)

People can be scared to commit because they're showing their hand too early, but a builder can give a more realistic estimate.

When it comes to working with a builder, they typically provide cost estimates or quotations based on the project specifications. It's crucial to communicate your budget and requirements clearly to them so they can provide an accurate assessment.

A quantity surveyor (QS) can also be employed to help assess project feasibility, estimate costs, and monitor expenses throughout the construction process. They provide expertise in cost management and can help ensure the project stays within budget. At Ninety45 we have an in-house QS who keeps our projects in check throughout the project.

It's advisable to consult with both builders and QS professionals to gather comprehensive information about feasibility, budgeting and costs. Their expertise will help you make informed decisions and achieve the desired outcome within your budgetary constraints.

When considering the feasibility, budget, and cost of working with a builder, there are several factors to take into account. Here are some key considerations:
  1. Project Scope: The size, complexity, and type of project can significantly impact its feasibility and cost. Larger projects or those involving specialised construction methods may require more resources and have higher associated costs.
  2. Materials and Specifications: The choice of materials, finishes, and specifications can greatly influence the overall cost. Higher-quality materials and custom features tend to be more expensive than standard or basic options.
  3. Labor and Expertise: The availability and skill level of labour can affect project feasibility and budget. Highly skilled tradespeople or specialised contractors may charge higher rates, which can increase the overall cost.
  4. Site Conditions: The condition of the construction site and any necessary site preparation work can impact the project's feasibility and cost. Factors such as soil quality, accessibility, and potential need for additional infrastructure can affect the budget.
  5. Permits and Approvals: The requirements for permits, inspections, and approvals from local authorities can add time and cost to a project. It's important to consider the associated fees and potential delays in the budget and timeline.
  6. Contingency Funds: Including a contingency fund in the budget is essential. Unforeseen circumstances, such as unexpected site conditions or design changes, can arise during construction, and having a buffer helps mitigate the impact on the overall cost.

Builder feeding into architect drawings / collaboration on buildability etc

During the design process and also even whilst the build is progressing there maybe areas the builder can weigh up pros and cons with a best for the client outcome.

The collaboration between builders and architects during the design and construction process is crucial to ensure the buildability and successful realisation of a project. Here's how the builder's expertise can feed into architect drawings and their collaboration on buildability:

  1. Early involvement: Builders and architects should ideally be involved in the project from the early stages. By working together from the beginning, they can address potential construction challenges and buildability issues right from the design phase.
  2. Constructability reviews: Builders can provide valuable input during constructability reviews of the architect's drawings. They can assess the feasibility of the design, identify potential conflicts or coordination issues, and suggest alternative solutions to enhance efficiency and cost-effectiveness.
  3. Value engineering: Builders can collaborate with architects to identify opportunities for value engineering. They can propose modifications or material substitutions that maintain the design intent while optimising construction methods and reducing costs.
  4. Material and system selection: Builders have extensive knowledge of construction materials and systems. They can offer insights into the availability, cost, and performance of various options. Their expertise helps architects make informed decisions about selecting materials and systems that are practical, durable, and suitable for the project.
  5. Design coordination: Builders can provide feedback on the coordination of architectural elements and systems. They can ensure that structural elements, mechanical, electrical, and plumbing systems, and other components align properly and integrate seamlessly within the design.
  6. Building codes and regulations: Builders are well-versed in local building codes and regulations. They can assist architects in ensuring compliance and avoiding potential conflicts with authorities having jurisdiction.
  7. Construction sequencing: Builders can contribute their knowledge of construction sequencing and logistics to the design process. They can advise architects on the most efficient construction methods, staging areas, access points, and site utilisation, leading to smoother construction operations.
  8. Cost estimation: Builders can provide cost estimation based on their experience and knowledge of construction processes. This helps architects assess the budgetary implications of design decisions and make adjustments if necessary.

Overall, the collaboration between builders and architects facilitates a more holistic and practical approach to design. By incorporating the builder's expertise into the architect's drawings, the design becomes more buildable, cost-effective, and capable of meeting the client's requirements.

10 Year Master Build Guarantee

As we are part of the Master Build Association Ninety45 offers a Master Build 10 year guarantee. This gives the homeowner peace of mind and provides much greater protection than both the Building Act and Consumer Guarantees Act. The Guarantee is for 10 years and is fully transferable should you decide to sell your home (a transfer fee is payable).
